Marsden House, Bolton, was a façade remediation project involving the refurbishment of an 88-apartment residential building originally constructed in 2000.
Following an external wall survey, the existing façade and cavity materials were identified as non-compliant and were fully removed. Works commenced in September 2023 and were completed in November 2024, delivering a comprehensive upgrade to the building’s external wall system.
The project included the removal and replacement of the masonry façade, installation of fire-rated insulation and cavity barriers, new cement particle boards, Kingspan insulation, and fire-stopping measures, all completed in line with current safety standards.
Supporting works included fully sheeted façade scaffolding with a temporary roof, masonry cleaning, and hoist installation, enabling safe delivery within a live residential environment.
